Doral vs Coral Gables: the short answer
Doral vs Coral Gables is a common comparison for buyers moving within Miami-Dade or relocating from abroad. Coral Gables is a historic, planned city with a price per square foot about twice Doral’s. Doral is a younger city next to the airport, with newer master-planned communities and a lower entry price. Neither is better in general; the right choice depends on your budget, the kind of home you want and where you need to be every day.

Key takeaways
- Doral vs Coral Gables on price: Redfin’s August 2026 data put the median sale price at about $617,000 in Doral and about $1.4 million in Coral Gables.
- Tax rates are closer than the prices: about 17.2 mills in Doral for 2025 and about 18.2 in Coral Gables, but many newer Doral homes add CDD and HOA charges.
- In any Doral vs Coral Gables decision, check the flood zone and insurance for the specific address; Coral Gables borders Biscayne Bay, while Doral is inland.
The numbers side by side
Data from Redfin for Doral and Redfin for Coral Gables, August 2026:
| Doral | Coral Gables | |
|---|---|---|
| Median sale price | About $617,000 | About $1,399,000 |
| Price per square foot | About $365 | About $764 |
| Median days on market | 81 | 98 |
| Homes sold in August | 222 | 161 |
| Sale-to-list ratio | 96.6% | 94.3% |
These are citywide figures that mix condos, townhomes and single-family homes. In the $1 million and up range, the gap narrows: in Doral that budget buys a newer single-family home in a gated community, while in Coral Gables it often buys an older home or a condo, with estates on the water reaching far higher. See my guides to Doral gated communities and to Gables Estates and Cocoplum.
Property taxes: closer than you think
Both cities share the county, school and regional rates. The difference is the city levy and fire service. According to the Miami-Dade Property Appraiser’s millage comparison:
- Doral levied 1.6912 mills for operations plus 0.4810 for debt in 2025, and proposed lower rates for 2026. Doral residents also pay the county fire-rescue levy of about 2.40 mills. The combined 2025 rate was about 17.2 mills.
- Coral Gables kept its city rate at 5.559 mills, and it runs its own fire department, so it does not pay the county fire levy. The combined rate is about 18.2 mills.
On a home with a $1 million taxable value, one mill is $1,000 a year, so the base tax gap is about $1,000. The bigger difference often comes from non-ad valorem charges: many newer Doral communities have a CDD assessment on the tax bill and an HOA fee, while most older Coral Gables neighborhoods have neither. Always compare the full bill.
Character and rules
- Coral Gables was incorporated in 1925 as a planned city. Its Board of Architects reviews new homes, additions, roofs, pools and even paving to preserve the city’s traditional look, and many properties fall under historic preservation. Expect more review, and more time, for renovations.
- Doral was incorporated in 2003 and covers about 15 square miles, according to the City of Doral. Much of its housing is in master-planned and gated communities with HOA rules, newer construction and amenities such as clubhouses and lakes.
Getting around
Doral sits about 3 miles from Miami International Airport and about 12 miles from downtown Miami, and more than 100,000 people work in the city, which makes it practical for frequent travelers and anyone working near the airport or in logistics. Coral Gables is about 7 miles from downtown and close to the University of Miami, the hospitals and offices along Ponce de Leon and Miracle Mile. Drive your real commute at rush hour before you decide.
Everyday life
- Coral Gables: the Miracle Mile shopping street, the Biltmore Hotel, the 1924 Venetian Pool, tree-lined streets and access to Biscayne Bay and marinas in the waterfront neighborhoods.
- Doral: the 78-acre Doral Central Park, which opened in 2025 with an Olympic pool and an amphitheater, the walkable Downtown Doral district, CityPlace Doral, and golf. In December 2026 the city will also host the G20 summit.
For schools, both cities are served by Miami-Dade County Public Schools, along with private options; check school assignments for each address directly with the district.
Flood risk and insurance
The City of Coral Gables notes that the city is susceptible to flooding from heavy rain and storm surge because it borders Biscayne Bay, the Miami River and canals. Doral is inland, so surge is less of a factor, but parts of the city are in FEMA flood zones because of rain and ponding. In both cities, look up the FEMA zone for the exact address and get an insurance quote during the inspection period. My guide to flood insurance for Florida luxury homes explains what to ask.
Which one fits you?
- Doral may fit if you want newer construction, more space for the price, a gated community, and quick access to the airport.
- Coral Gables may fit if you want historic architecture, mature trees, a walkable downtown, waterfront options and are comfortable with a higher price per square foot and stricter renovation rules.
