What is confirmed about the G20 Doral summit?
The G20 Doral summit will bring the leaders of the world’s largest economies to Trump National Doral Miami on December 14 and 15, 2026. It is the first G20 summit held in South Florida, and it puts Doral on the world stage for a few days. For homeowners, buyers and investors, the useful questions are practical: what changes on the ground in December, and whether the event affects home values.

Key takeaways
- The G20 Doral summit takes place December 14–15, 2026 at Trump National Doral Miami; the City of Doral says temporary security measures and traffic adjustments may be in effect.
- Doral’s short-term rental ordinance requires stays of 7 days to 6 months and limits each property to 3 registrations a year, so a quick summit rental is not allowed.
- There is little evidence that hosting a summit moves home prices; the G20 Doral visibility is a marketing moment, not a reason to buy or sell.
The facts so far
- Dates and venue. December 14–15, 2026, at Trump National Doral Miami, announced by the White House on September 5, 2025, as reported by CBS News.
- The city’s view. The City of Doral describes it as the 21st G20 summit and the first in South Florida, notes that the Leaders’ Summit is a closed diplomatic event, and says temporary security measures and traffic adjustments may be in effect, with advance notice through Doral Alerts.
- Location. The city points out that the resort is about 3 miles from Miami International Airport, 12 miles from downtown Miami and 14 miles from PortMiami.
- Security details. As of this writing, no public road-closure map or security perimeter has been released. The choice of a venue owned by the president has also drawn ethics questions from watchdog groups.
What residents and owners should expect in December
Doral already has a recent reference point. In March 2026 the same resort hosted a regional leaders’ summit, and Local 10 reported high security and heavy traffic around the property. For the G20, plan for:
- Road restrictions around the resort and slower commutes to the airport.
- Busier hotels and restaurants in Doral and around the airport.
- Possible delays for deliveries, contractors, moving trucks and home inspections that week.
Sign up for Doral Alerts and check the city’s updates before scheduling anything for December 14 and 15.
If you are buying or selling in December
- Closings. Avoid scheduling a closing, a final walkthrough or a move on the summit dates. Title companies and lenders can plan around them if you ask early.
- Showings. For listings close to the resort, I would plan open houses for the weekends before or after, not that week.
- Year-end deadlines still matter. If you are relocating, the residency date that could matter under Amendment 3 is December 31, so do not let the summit week push your closing into January. See why December 31 matters if you move to Florida.
Short-term rentals: the rules in Doral
Some owners will be tempted to rent their home for the summit. Check the rules first. Doral’s short-term vacation rental ordinance defines a vacation rental as a stay of not less than seven days and no more than six months, allows no more than three registrations per property in 12 months, and sets fines starting at $500 and rising to $7,500 for repeat violations. Miami-Dade’s 6% Tourist Development Tax applies, along with state licensing and sales tax, and many HOAs and condo associations have stricter rules. A two-night summit rental is not allowed.
Does a summit change home values?
Not in any way I can document. Past host cities, such as Pittsburgh in 2009, saw temporary closures and security costs, but there is no record of a lasting effect on home prices. Treat claims that a summit will lift prices with caution.
What the G20 does is put a spotlight on what already drives Doral: its location next to Miami International Airport, a large employment base, and a growing mix of homes and condos. According to the city, more than 100,000 people work in Doral. Redfin data for August 2026 put the median sale price in Doral at about $617,000, with homes selling in about 81 days. Those fundamentals, not a two-day event, should guide a purchase. My Doral luxury real estate guide and the comparison of Doral vs. Miami go deeper.
Where the attention may help
International media coverage can raise awareness of Doral among buyers who know Miami but not its western neighborhoods. If you are selling in early 2027, that visibility is a good reason to market the location clearly: the airport, the gated communities, Downtown Doral and the parks.
