Doral vs. Miami: Prices, Taxes and Lifestyle Compared (2026)

Doral vs. Miami: which is the better place to buy?

It depends on what you want to own. In August 2026, the median sale price was about $617,000 in Doral and about $650,000 in the City of Miami, according to Redfin, but the price per square foot was much lower in Doral ($365 vs. $526), so the same budget usually buys more space there. Doral also has a lower property tax rate: the 2025 proposed total millage was about 17.2 in Doral versus 20.0 in the City of Miami. Miami offers waterfront, high-rise condos and a wider range of historic and luxury neighborhoods. Doral offers newer suburban-style communities close to the airport and major employers.

Key takeaways

  • Doral vs. Miami on price: medians are close, but Doral’s price per square foot is about 30% lower, so buyers get more space per dollar.
  • Doral vs. Miami on taxes: Doral’s city millage is one of the lowest in Miami-Dade, which lowers the yearly tax bill on the same taxable value.
  • Doral vs. Miami on lifestyle: Miami wins on waterfront, culture and high-rise living; Doral wins on newer homes, space and proximity to the airport.

As a REALTOR® based at Keyes Doral who also sells across Miami-Dade, I help clients make this comparison every week. “Miami” can mean the City of Miami or the whole county, so in this article I compare the City of Doral with the City of Miami, using the same data source for both.

Doral vs Miami: price and space

The medians look similar, but they hide very different housing. The City of Miami median includes many condos in Brickell, Downtown and Edgewater, where you pay a premium for location and views. Doral’s market is weighted toward townhomes and single-family homes in planned communities, many of them built in recent decades. That is why Doral’s price per square foot is about $160 lower. If your priority is square footage, a garage and a newer home, Doral usually stretches a budget further.

At the top of the market the gap widens. Miami’s luxury segment includes waterfront estates and penthouses well above anything in Doral. Our guides to the best luxury neighborhoods in Miami and buying a luxury condo in Brickell and Edgewater cover those markets. In Doral, the luxury tier is mostly $1 million to $3 million-plus homes in gated communities; see our Doral luxury real estate guide.

Doral vs Miami property taxes

Doral adopted a city operating millage of 1.7166 for fiscal year 2026, one of the lowest city rates in Miami-Dade. Using the 2025 proposed totals, the difference with the City of Miami is about 2.8 mills. On a home with a $500,000 taxable value, that is roughly $1,400 a year less in Doral. Two things can offset it: many newer Doral communities pay a CDD assessment on the tax bill (see our guide to CDD fees in Florida), and both cities apply the same homestead exemption and caps. Our article on Miami property taxes and homestead explains how the bill is calculated, and Florida Amendment 3 could change exemptions starting in 2027.

Doral vs Miami: speed of the market

Doral homes sold faster in August 2026 (81 days vs. 116) and closer to the asking price (96.6% vs. 94.9%). The City of Miami figures include a large condo inventory, which moves slower county-wide. For sellers, that means pricing matters in both, but Doral’s larger homes and townhomes are in steadier demand than older condos.

Location and daily life

  • Commute. Doral sits next to Miami International Airport, the Dolphin Expressway (SR 836) and the Palmetto Expressway (SR 826), close to logistics, corporate and airline employers. Central Miami neighborhoods put you closer to Brickell’s financial district, the courts and the port.
  • Lifestyle. Miami offers the bay, beaches nearby, museums, nightlife and walkable urban neighborhoods. Doral offers parks, golf, the walkable center of Downtown Doral and large shopping destinations; see things to do in Doral.
  • Type of home. Miami has high-rise condos, historic houses and waterfront estates. Doral has gated communities, townhomes and a small number of condo towers. Our guide to Doral gated communities compares the main ones.
  • Flood and insurance. Coastal Miami neighborhoods face more storm-surge exposure, but Doral is low-lying too and some areas are in flood zones. Check the flood zone and elevation of any property; our guide to flood insurance for Florida homes explains what to ask.

How to decide

Choose Doral if you want newer construction, more space per dollar, a lower city tax rate and fast access to the airport. Choose Miami if you want the water, a high-rise lifestyle or a specific historic or luxury neighborhood, and you accept a higher price per square foot. Many of my clients tour both on the same day; the right answer usually becomes clear once you compare two or three specific homes side by side.
