New Construction vs. Resale Luxury Homes in Miami

New construction or resale: which luxury home should you buy in Miami?

Buy new construction if you want the latest design, modern systems, warranties, and full amenities with little maintenance — and you can wait for delivery. Buy resale if you want an established neighborhood, mature landscaping, a proven location, a faster close, and often more negotiating room. New construction offers customization and lower near-term upkeep; resale offers immediacy, character, and price flexibility. The right choice depends on your timeline, your appetite for customization, and how you value location versus newness.

Miami’s luxury market gives you both options in abundance — gleaming new towers and estates alongside established homes in the city’s most coveted neighborhoods. Here’s how I help clients choose, and the one mistake that costs new-construction buyers the most.

What new construction gives you

A new luxury home or condo means modern layouts, current building systems, energy efficiency, warranties, and amenities designed for how people live now. In pre-construction, you may also customize finishes and lock in today’s price for a home delivered later. For buyers who want turnkey and low near-term maintenance, it’s compelling.

The trade-offs: you often wait months or years for delivery, deposits are tied up during construction, and the surrounding area may still be developing. Pricing is set by the developer, with less room to negotiate than resale.

The new-construction mistake to avoid

This is the big one: when you walk into a developer’s sales gallery, the agent there works for the developer, not for you. You can — and should — bring your own buyer’s agent, and the developer’s budget typically covers that agent’s commission. But you usually must register your agent on your first visit, or you may lose the right to independent representation. I explain the full dynamic in my post on buyer’s agent vs. listing agent and handle it as part of my new construction work.

What resale gives you

A resale luxury home lets you buy in an established, proven neighborhood — mature trees, known comparable sales, a real sense of the community — and move in on a normal timeline. There’s typically more negotiating room, and you see exactly what you’re buying rather than a rendering. Miami’s most storied addresses, from Coral Gables estates to Coconut Grove waterfront, are largely resale.

The trade-offs: you may inherit older systems, dated finishes, or renovation needs, and maintenance can be higher than a brand-new build. A thorough inspection and a clear-eyed cost estimate — which I build with every client — keep surprises off the table.

How I help you choose

It comes down to timeline, customization, and location priority. If you need to move soon and value an established neighborhood, resale usually wins. If you want the newest everything and can wait, new construction earns its premium. Either way, you deserve independent representation running the numbers and protecting your interests — especially in new construction, where it’s easy to go in unrepresented.

Frequently Asked Questions

Is new construction more expensive than resale in Miami?

New construction often carries a premium for modern design, warranties, and amenities, and developer pricing tends to be firmer. Resale can offer more negotiating room, though a prime-location resale in top condition can also command strong prices.

Can I negotiate the price on a new construction luxury home?

There’s usually less room than with resale, since developers hold pricing to protect the value of remaining units. You may have more leverage on finishes, upgrades, or closing terms, which an independent buyer’s agent can negotiate for you.

Do I need my own agent for new construction?

Yes, it’s strongly in your interest. The on-site sales team represents the developer, and the developer’s budget typically covers your independent agent’s commission — but you often must register your agent on your first visit to preserve that benefit.

How long does pre-construction take to deliver in Miami?

It varies widely, from many months to a few years depending on the project’s stage. Your deposit is committed during that period, so timeline and the developer’s track record are important to weigh before you buy.

Let’s weigh both against your timeline

New or resale, the smart move is to compare them against your actual timeline and priorities — with someone representing you, not the developer. Reach out at erikaschellmiamiluxury.com or call (786) 801-4442, in English or Spanish.
