Updated August 2026. This report is refreshed monthly with current Doral luxury market data. For the full guide to buying and selling in Doral — communities, price tiers, carrying costs and how Doral compares with other Miami-Dade submarkets — see the Doral luxury real estate guide.
What is the Doral luxury real estate market doing in 2026?
Doral’s luxury single-family market grew approximately 3.1% year-over-year in 2025 and has appreciated roughly 180% over the past decade — among the strongest ten-year appreciation rates of any Miami-Dade submarket. Roughly 42% of Doral transactions close in cash, well above the county average. The active luxury range runs from about $1 million for newer gated single-family homes to $8 million and above for custom estates, with the heaviest transaction volume concentrated between $1M and $4M.
The headline numbers
- Year-over-year luxury sales growth (2025): approximately 3.1%. Modest but positive — this is a market absorbing steadily rather than spiking.
- Ten-year appreciation: approximately 180%. Among the highest in Miami-Dade. Worth reading as a repricing that has largely already happened, not as a forward projection.
- Cash share: approximately 42% of transactions. The most actionable number in this report, and the one that most directly changes how you should write an offer.
- Active luxury range: $1M to $8M+. Volume concentrates in the $1M–$4M bands.
Where the activity sits by price tier
- $1M–$2M — entry-luxury gated single-family. The deepest and most competitive tier. Newer construction on standard lots inside established gated communities, usually three to five bedrooms.
- $2M–$4M — mid-luxury gated estates. Larger lots in premier communities, private pools, upgraded finishes, frequently lake or golf frontage.
- $4M–$8M — premium gated estates. Thin inventory and few comparable sales, which makes accurate pricing dependent on knowing what has gone under contract rather than only what has closed.
- $8M+ — ultra-luxury. Custom trophy estates, a meaningful share of which transact off-market and never appear on public portals.
What the data means right now
If you are buying: the 42% cash share is the number to plan around. When roughly four in ten competing buyers can close without a lender, a financed offer has to win on terms — inspection period length, appraisal contingency language, how proof of funds is presented, and closing timeline. I have seen financed offers beat higher cash offers in Doral on structure alone. Price is only one of the levers, and it is rarely the one with the most room.
If you are selling: a 3.1% growth rate is a normalizing market, not a seller’s market with unlimited pricing power. Homes priced correctly against genuinely comparable inventory are still moving; homes priced against the 180% decade appreciation rather than against current comparables are sitting. The pricing error I see most often in Doral is anchoring to what a neighbor listed at rather than to what recently closed and in what condition.
If you are investing: appreciation alone is a weak basis for the decision. Doral is largely built out, so new luxury supply now comes from redevelopment rather than expansion, and the city carries a genuine employment base within its own limits. Both support demand. Against that, carrying costs are higher than the purchase price suggests — property taxes reset on purchase, and several communities carry a CDD assessment on top of HOA dues. I model the after-tax return rather than quoting the appreciation figure; the mechanics are covered in the Doral guide.
What this report tracks
Beginning with the next edition, this report publishes Doral luxury metrics pulled directly from the MLS each month rather than relying on aggregated third-party figures. Portals such as Zillow and Redfin often serve cached data that lags the market by months, and institutional sources — the MIAMI Association of Realtors, NAR, Redfin Research — report at the Miami-Dade County level and do not break out Doral specifically. That gap is the reason this report exists.
Metrics published monthly:
- Active $1M+ listings and months of supply
- Median list price and median sold price
- Price per square foot
- Median days on market
- List-to-sale ratio
- Cash versus financed share of closings
- Breakdown by ZIP code (33178, 33166, 33172, 33122) and by gated community
- Year-over-year change on each metric
Figures cover single-family and townhouse transactions above $1 million within the City of Doral. Where a number is an estimate rather than a direct MLS pull, it is labeled as such.

Frequently asked questions
How often is the Doral luxury market report updated?
Monthly, at this same URL, so the historical context stays in one place rather than being split across separate posts. The edition date appears at the top of the page.
Why does this report differ from Zillow or Redfin figures for Doral?
Public portals frequently serve cached market summaries that lag current conditions, and their Doral pages often reflect data that is more than a year old. This report is built from MLS data for transactions inside the City of Doral above $1 million.
Does a 42% cash share mean I cannot compete with a mortgage?
No. It means the structure of your offer carries more weight than it would in a market with a lower cash share. A financed offer with a short inspection period, clean appraisal language, and a verified lender letter regularly beats a cash offer with a longer timeline.
Is 180% appreciation over ten years a reason to buy now?
On its own, no — it describes value that has already been captured. The forward case for Doral rests on constrained land supply, an employment base inside the city, and a cash-heavy buyer pool that historically dampens volatility when financing costs rise. Those are the factors worth testing against your own holding period.
