Best Time to Sell a House in South Florida: A Month-by-Month Guide for 2026

When is the best time to sell a house in South Florida?

For most Miami-Dade homes, the best time to sell is from late January through April. That is when seasonal residents, international buyers and relocating executives are in town and ready to act. National data backs it up: an ATTOM study of 52 million sales from 2015 to 2025 found that homes sold in March carried the highest premium over market value (10.7%), followed by April and May (10.2%) and February (10.0%). September and October were the weakest months. The best time to sell for you also depends on your taxes, your next purchase and hurricane season.

Key takeaways

  • The best time to sell a house in South Florida is usually to list between mid-January and March, so you catch the peak of the winter buying season.
  • If you are thinking about the best time to sell, work backwards: good photography, repairs and pricing take four to eight weeks, so fall is the time to prepare.
  • The best time to sell is not only a calendar question. Your capital gains exclusion, homestead portability and where you will live next can matter more than a few points of seasonal premium.

Sellers often ask me whether they should wait for “the season.” In South Florida the season is real, but it works differently than in the rest of the country. Here is how I explain it to my clients in Doral, Coral Gables and Pinecrest.

Why South Florida’s calendar is different

In most of the U.S., the market follows the school year and the weather: spring and early summer are busy, winter is slow. South Florida flips part of that. Our busiest months for showings are the winter months, when people from the Northeast, the Midwest, Canada, Europe and Latin America spend time here. Many of the luxury buyers I work with see homes between January and April and then close in spring.

That is why the best time to sell a house in South Florida starts earlier than in most markets. The national numbers point in the same direction. In ATTOM’s 2026 analysis, the four strongest months for sellers were February through May, and the premium tapered off through the summer to its low point in September and October.

The South Florida selling calendar, month by month

  • October to December: prepare and list early. Fewer competing listings. Buyers who are active now are usually serious. Early December brings a wave of high-net-worth visitors for Miami Art Week, which puts luxury inventory in front of people who are already here.
  • January to March: peak demand. The highest traffic of the year. Well-prepared homes that are priced right get the strongest offers. This is the window I aim for with most luxury listings.
  • April to May: strong closings. Many winter contracts close in this period, and buyers who want to move before summer are still active.
  • June to November: hurricane season. Homes still sell, and there are fewer listings to compete with, but buyer traffic slows and insurance becomes a real part of the timeline (see below).

How hurricane season affects a sale

Atlantic hurricane season runs from June 1 to November 30. When a named storm threatens South Florida, insurers stop binding new homeowners policies in the affected area until the threat passes. Most buyers need a bound policy to close with a mortgage, so a closing scheduled in that window can be pushed back by days.

That does not mean you cannot sell in summer. It means your contract should allow for it, your buyer should get insurance quotes early, and your home should be ready to show that it is well protected. Impact windows and doors, a newer roof and a current wind mitigation report help both with the price and with the buyer’s insurance. For the flood side, our guide to flood insurance for Florida luxury homes explains what buyers will ask.

Where the Miami-Dade market stands right now

According to MIAMI REALTORS®, in August 2026 the Miami-Dade single-family median price rose 3.8% year over year to $680,000. Homes went under contract in a median of 40 days, down from 51 a year earlier, and sold for a median 95% of list price. Single-family inventory stood at 4.9 months, which still favors sellers. At the top of the market, the county recorded 194 sales of $10 million or more through August, already above the full-year total for 2025.

The condo market is a different story, with about 12 months of inventory. If you are selling a condo, timing and pricing matter even more, and the winter season is your best chance to reach buyers in person.

Personal timing matters as much as the season

  • The two-year rule. If you are a few months short of owning and living in your home for two of the last five years, waiting can let you exclude up to $250,000 of gain ($500,000 for married couples). Our guide to capital gains tax when selling a house in Florida explains how it works.
  • Your next home. If you are buying again in Florida, you have up to three years to move your Save Our Homes benefit. See homestead portability in Florida.
  • Property taxes. Taxes are prorated at closing, so the month you sell does not change what you owe overall. The homestead exemption for a tax year is based on status on January 1.
  • The property tax vote. Florida voters will decide on Amendment 3 on November 3, 2026. It would not change your gain or your closing costs, but some buyers are asking about it. Our Florida Amendment 3 guide explains it.
  • Your own life. A job move, a new home you have already found or a change in your family plans will usually decide the date. The season helps you get the best price; it should not force you into a move that does not suit you.

A preparation timeline for a winter listing

  1. September to October: review your numbers with me and your CPA, and get a comparative market analysis and a seller net sheet. Our overview of the cost to sell a luxury home in Miami is a good starting point.
  2. October to November: handle repairs, the wind mitigation report and a pre-listing inspection if the home is older. Decide on staging.
  3. December: professional photography, video and drone, ideally on clear winter days. Finalize the marketing plan.
  4. January to February: go live. The first two weeks on the market are when you get the most attention, so the price has to be right from the start. Our guide on how to price a luxury home in Miami explains how I set it.

Frequently Asked Questions

What is the best month to sell a house in Florida?

Nationally, ATTOM found March brought the highest seller premium (10.7%) in sales from 2015 to 2025, with February, April and May close behind. In South Florida, listing between mid-January and March lets you reach the winter season’s buyers at their peak.

What is the worst time to sell a house in South Florida?

Late summer and early fall usually bring the fewest buyers. ATTOM found September and October had the lowest premiums nationally, and in South Florida those months are also the most active part of hurricane season.

Can I sell my house during hurricane season?

Yes. Homes sell year-round. Plan for possible short delays if a named storm stops insurers from binding new policies, and make sure your contract and your buyer’s insurance timeline account for it.

Should I wait until the market improves to sell?

Waiting has costs too: taxes, insurance, maintenance and the price of the home you plan to buy next. In August 2026, Miami-Dade single-family prices were still rising and inventory favored sellers. A net sheet comparing “sell now” and “sell later” is the most honest way to decide.

How long does it take to sell a house in Miami?

In August 2026, single-family homes in Miami-Dade went under contract in a median of 40 days and took about 80 days from listing to closing, according to MIAMI REALTORS®. Luxury homes and condos can take longer.

Let’s plan your listing date

If you are thinking about selling in the next six months, now is the time to plan, because the best time to sell only helps if the home is ready when it arrives. I can prepare a comparative market analysis and a seller net sheet, and map out a preparation schedule that gets your home on the market at the right moment.
